Do you believe this is a good time to buy or should you wait longer?
Lets take a look at some facts:
1. After every major recession 1934, 1948, 1958, 1968, 1978, 1992 the economy turned and anyone purchasing a home made a lot of money. Can you honestly tell me that you know someone who purchased a home 10 years ago and did not make a bundle of money!
2. 2012 is the start of a major recovery. Why?
a. Money is becoming more accessible (it’s an election year).
b. I believe interest rates will not increase over the next several years. Inflation is the main ingredient in increasing interest rates and there is practically no inflation today.
c. The last indicator for recovery is decreasing unemployment and we are starting to see that happening now. That is a long process and there are many different factors involved in the unemployment issue.
d. Home prices will slowly increase, maybe 1.5% in 2012.
3. The activity is becoming strong now for buyers, so most people believe this is a great time to buy. Inventory is still strong and new foreclosures will help keep up the inventory.
4. You want to purchase at the bottom or as close to the bottom as possible. What I am saying is that most economic indicators tell us that we are already starting to recover and probably have past the bottom.
5. What do you think a $300K home will sell for in 10 years? In 2006 that home sold for close to 500K. I believe in 10 years that 500K home will surpass the 2006 value and sell for nearly 600K. If you put 20% down = $60K. That $60K investment will be worth $360K in 10 years. Your monthly payment for a $240K mortgage ,PIT(principal, interest@4%, & taxes), is $1,552/month. This is just like rent only without any rental increases.
